When is the last time you changed your HVAC filter(s)?

How's the air in YOUR home?
Research has found that in homes across America, the quality of indoor air can be worse than outdoor air. Problems can arise from moisture, insects, pets, appliances, radon, materials used in household products and furnishings, smoke, and other sources. Effects range from minor annoyances to major health risks. Remedies include ventilation, cleaning, moisture control, inspections, and following manufacturers' directions when using appliances and products.

Changing AC & furnace air filters in your home is probably the easiest and most effective way to have clean air in your home. I see way too many dirty air filters in homes that I show to prospective home buyers. In fact, my guess is that of the filters that I can easily see, more than 50% are too dirty or extremely dirty. I sold a home recently and I know that the homeowner had not changed the filter in over a year or possibly at all during her 2 years of ownership.

I highly recommend buying premium filters. Basic and inexpensive fiberglass filters should be changed every 1-2 months and premium filters can usually be changed every 3 months. Do you know your filter size(s) and when was the last time you changed your filter?
Changing filters on a quarterly basis is easy to remember... Do it TODAY (March 31st) and again on June 30th and September 30th and December 31st.

Little Pigs Barbeque

Lake Murray Update

Lake Murray Update
I will attempt to start providing a Lake Murray update periodically on my Columbia blog and on my new Lake Murray blog. The update will be on the 15th and last day of each month through the end of summer on the Lake Murray blog and on the last day of each month on my Columbia blog. The blog will cover current lake levels, current water temperature and upcoming significant events on the lake.


Today, we had our warmest temperatures (low 80's) for the new year. So, I saw lots of boaters and fishermen on the lake today.

March 7th stats:
Lake Murray water level: 358.01 (essentially highwater mark for a typical summer)

NOW is a Great time to buy a home for anyone... and, now especially so for first-time homebuyers.

Quick Facts About NEW Law Provisions for First-time Homebuyers:
  • The tax credit is available for first-time home buyers only. The law defines "first-time home buyer" as a buyer who has not owned a principal residence during the three-year period prior to the purchase.
  • The maximum credit amount is $8,000.
  • The credit DOES NOT have to be repaid! This is a FREE $8000 gift from the American taxpayers for buying a home under the provisions of the law.
  • Only homes purchased on or after January 1, 2009 and before December 1, 2009 are eligible..
  • Single taxpayers with incomes up to $75,000 and married couples with incomes up to $150,000 qualify for the full tax credit.
  • Home buyers must use the residence as a principal residence for at least three years or face recapture of the tax credit amount. Certain exceptions apply.
  • The fact that the credit is refundable means that the home buyer credit can be claimed even if the taxpayer has little or no federal income tax liability to offset. Typically this involves the government sending the taxpayer a check for a portion or even all of the amount of the refundable tax credit.
