High Electric Bills? Part 2 of 3

High Electric Bills This Winter?
3 Simple Steps to Lower Utility Bills

#1 - Insulate Interior Outside Wall electrical outlets and light switches
Read Part 1 in my series to see my motiviation for Step 1
I bought Duck outlet and switch plate foam covers from Amazon.   For maximum safety, turn off power at the breaker box.   Put the foam insulation pad behind the plate on all outside wall outlet boxes and switch plates.   One online resource mentioned also putting these foam covers outside on exterior electrical outlet boxes.   This is an EASY and INEXPENSIVE way to save on the cost of energy.

#2 - Replace those old fashioned incandescent light bulbs with CFLs
These bulbs have come down significantly in cost; last longer and use less wattage for comparable light.  So, you save money in several ways.   I recommend buying quality CFLs with the Energy Star rating.  For a 60 watt incandescent bulb, you can replace this with a 13 watt compact fluorescent light (CFL).   Do 20 of these in a home (I changed 52 in my home), and you've gone from 1200 watts to 260 watts.  They also burn much cooler (saving money in summertime cooling costs).

#3 - Change Your Heating/Cooling HVAC filters regularly
This is another important and easy step.  I change my two HVAC filters quarterly with premium electrostatic air filters from NordicPure.  Clean filters protect your inside living environment and your HVAC equipment.   They also allow your system to not run as much or long thereby SAVING ENERGY!

Of course, even bigger savings can accrue from cutting back on those appliances that really eat up electricity:  home heating/cooling heat pumps; water heaters; and dryers.

High Electric Bills? Part 1 of 3

High Electric Bills This Winter?  Analyze Your Electric/Gas Bills!
Recently on a very cold night, I was working in my walkout basement and went to plug in a laptop on an interior outside wall electrical outlet. I was amazed at the amount of cold air coming in through the receptacle.  I have lived in the home for 8 years and never noticed this previously. This particular night, the outside temperature was about 20 degrees. On the other side of this exterior wall is an unheated outside storage room.

I decided to take action! First, I decided to analyze my utility bills over the past 4 years.  A summary of my electric bill analysis follows (I am on Mid Carolina Co-op).   Over 3 years (2008-2010):

  • My annual usage has increased only 1.62% per year.  From 2007-2009 annual usage remained fairly constant (actually slight decreases for 2 years).  There was a spike up in 2010 (11.75% increase) due to a malfunctioning HVAC system for about 2 months.
  • The bad news:  cost per kilowatt hour has increased 6.52% per year over the past 3 years.   This compares to an annual increase in the Consumer Price Index of only 1.65% over the same period.
  • My electric bill cost has increased 7.88% per year
  • In 2007, my cost per KWH was 8.48 cents; in 2010 the cost was 10.21 cents.  The cost from 2009 to 2010 remained about constant, but watch out for coming increases (nuclear plant under construction).
  • Good news about electric rates in South Carolina... we are below the national average!  For 2009, the national electric rate (cents per kilowatthour) was 11.58 cents; for my bills the average was 10.21 cents - that's 11.83% lower than the national average!
Want a wake-up call?  Analyze your electric/gas bills on a spreadsheet.  Get your monthly bill cost, divide by the monthly KWH and you will have your average cost per KWH (in cents).  You may be able to get these through your utility company website or making a call to customer service.  Knowing these costs precisely will  enable you to want to take action for future energy savings.

What can you do?  Watch out for my PART TWO coming in the next day or so - I'll have THREE SIMPLE STEPS FOR HOME ENERGY SAVINGS AND BETTER HOME COMFORT.     You will be able to perform these 3 steps to cut your energy usage and save money.

Happy Thanksgiving

Happy Thanksgiving from the Coker family in Columbia, South Carolina!

I did some reading today on the orgins of Thanksgiving Day in the United States. Thanksgiving Day began as a tradition at the end of the harvest season to express thanks for one's material possessions and spiritual blessings.


The first recorded Thanksgiving ceremony took place on September 8, 1565, when 600 Spanish settlers, under the leadership of explorer Pedro Menendez de Aviles landed at St. Augustine, Florida, and immediately held a Mass of Thanksgiving (with a feast and celebration) for safe delivery to the New World. Of course, the Pilgrims had Thanksgiving observances in Plymouth, Massachusetts in the early 1600s. As President, on October 3, 1789, George Washington made a proclamation and created the first Thanksgiving Day designated by the national government of the United States of America.  Thanksgiving Day has been a holiday in the United States since 1863.

First-Time Homebuyer Tax Credit - Still Available for Military

Home Buyer Tax Credit Still Available for Military Personnel (Under certain circumstances)
The Home Buyer tax credit expired back on April 30, 2010.  HOWEVER,  for qualified service members who are ordered on a period of official extended duty, these dates are extended. For these home buyers, the tax credit applies to sales with a binding sales contract in place on or before April 30, 2011 and closed by June 30, 2011.


Additionally, qualified service members who sell or move from a tax credit home within three years of the initial purchase due to official extended duty are exempt from the recapture rule.  (Typically, homes that are sold or that cease to be used as a principal residence within three years of the initial purchase are subject to recapture of the tax credit.)

Back from Mexico (Cancun & Tulum)

Barbara and I just returned from our 16th trip to Mexico.  We had a great time (again)!

For our 16th trip to Cancun, we booked this time at Me Cancun by Melia.  But, I made a change to our booked itinerary.   After booking our Cancun hotel, I decided to book nights down at Tulum, Mexico.  I initially booked 3 nights at Cabanas Tulum.   However, we had so much fun in Tulum, we decided to stay an extra night.  So, we stayed in Cancun for 2 nights, drove our rental car down to Tulum (2 hours South) for a 4 night stay and then returned to Cancun for 2 more nights.

The highlight our our trip was our time in Tulum.  Tulum is definitely much different from Cancun.   Cabanas Tulum "hotel" was a great place to stay and all of the restaurants we visited were great too.  Also, we visited Tulum Pueblo (the town) and a cenote for the first time.  On the way back to Cancun, we stopped off in Puerto Morelos for a brief visit and dinner.

Columbia, SC Real Estate Update

Columbia, SC Real Estate Update: 1st in a Series


Columbia, SC Housing Report
 Home sales in the Columbia area are down the first nine months of 2010 compared to the same period last year.   This was also the subject of an article in THE STATE newspaper yesterday.   CLICK HERE to read the article.    I will provide more details in this blog article and plan to have two more blogs coming soon with more detail.   Get your best update and snapshot of the Columbia real estate market by reading my blog posts!

The 3rd quarter was a really bad quarter for the Columbia real estate market.   Sales were down 29.4% in the 3rd quarter of 2010 compared to the 3rd quarter in 2009.    Average prices were up a modest 2.09%.

For year-to-date in 2010 (thru September 2010), sales are down 4.3%.  Average prices are up a modest 1.89%.    Obviously the year-to-date stats were helped by the first time homebuyer tax credit that was in effect for contracts written and accepted by April 30, 2010.

Personally, my stats are a little different.   My closings thru September 2010 were up 20% compared to the same nine month period last year.   And, I've got 4 closings scheduled for October.   But, there is no doubt that our market is still down and in "erratic" mode.   But, it's a GREAT TIME TO BUY A HOME!  Call Mel Coker at (803) 388-8011 to buy your home in Greater Columbia.

More stats:   At the end of September 2010, there were 8396 properties for sale.  This compares to 7217 as of the end of September 2009, an increase of 16.3%.   And there is enough inventory (based on sales rate compared to remaining inventory) to last 13.09 months.   This is an increase of 21.7% over the same period last year.   Normal market inventory accumulation would be in the range of 6 months.

The last positive growth period in Columbia real estate sales was the 1st nine months in 2007.    During this period, there were 9304 closings compared to the 5773 closings in the same period this year.  That's a 38.0% drop.   Also, during this nine month period in 2007, the inventory accumulation was 7.69 months.   Average prices have dropped since then by 6.95%.

South Carolina Rolls Over #1 Alabama

We were there!   South Carolina's Gamecocks beat the #1 Alabama Crimson Tide 35-21 in Williams-Brice Stadium yesterday afternoon.  


End of Game!  Gamecocks Beat #1 Alabama 35-21
 Barbara and I were there for the exciting game.  It was really a dominating performance by the Gamecock football team.   Alabama was the #1 ranked team in the country coming into the game; was the defending national champions; and had won 19 straight games.

The University of South Carolina campus was the setting yesterday for ESPN's College Game Day show and the 3:30 game was the CBS national game of the day.  The stadium was really rocking for this game!

This great win was the third time this year, a Gamecock men's sports team beat a #1 ranked team.   Early this year, the men's basketball team beat #1 ranked Kentucky.   Early this summer, the South Carolina baseball team beat #1 ranked Arizona State and went on to win the College World Series and become national college baseball champions.



As a result of the big win, South Carolina has moved from #19 to #10 in the Associated Press college football poll released today.   This win also moved Coach Steve Spurrier to #2 all-time in SEC wins... behind Alabama's legendary Paul "Bear" Bryant.

Foreclosures Continue to Swell

Foreclosures / Short Sales Continue to Hamper Any Real Estate Recovery

According to RealtyTrac Inc., homes in the foreclosure process sold at an average 26 percent discount in the second quarter as almost one-fourth of all U.S. transactions involved properties in some stage of mortgage distress.  The discount reflects the average sales price of homes in the foreclosure process compared with properties not in distress, according to RealtyTrac.

Home seizures in August reached a record for the third time in five months, with more than 95,000 repossessions, RealtyTrac said earlier this month. Home prices dropped in July, the eighth consecutive year-over- year decline according to the Federal Housing Finance Agency.

Basically, foreclosures are adding to a swelling U.S. housing supply as the national unemployment rate hovers around 10 percent and the end of a federal homebuyer tax credit dampen purchases.   This makes sales of exisiting homes and new homes very difficult.

Nevada had the highest proportion of distressed sales of any U.S. state in the second quarter, with 56 percent of all transactions involving properties seized by banks or at risk of foreclosure. Arizona ranked second at 47 percent, while California was third at 43 percent.   Top foreclosure cities are: Las Vegas, NV; Chicago, IL; Miami, FL; Phoenix, AZ; Orland, FL.

My important files are always installed in my Dropbox folder.  Then I have access to my Dropbox files  on my home PC, work PC and my laptop travel PC.   I can also access these files on my iPhone.  I use Dropbox all the time.  If you don't do any backup of critical and important files or if you need files access from multiple PCs, you should install Dropbox now.
